Who it's for

Families who want a large plot and a new Emaar house and genuinely intend to live in it. It also suits patient capital that can hold to a 2029 or 2030 handover without needing rent in between.

Who should skip it

Anyone who needs this to work as a commute. The run to Downtown is 25 minutes off-peak and closer to 40 in traffic, with no rail anywhere near it, so a buyer who is not committed to suburban life will resent the drive within a year. Yield hunters should also pass: the new villa phases price above AED 7M with no delivered rental comparable at that level anywhere in the community.

Emaar delivers, and the district will look unrecognisable by 2030. The problem is that a large share of that growth already sits in the launch price after a run from AED 1.53M townhouses in 2022 to villas above AED 7M in late 2025.

Rental yield potential

Phase 1 is only now producing tenanted stock, so there is no rental history at all behind the villa product launched in late 2025. Judge yield against Phase 1 townhouse rents once they print, and assume an AED 7M-plus villa this far out rents to a very narrow pool.

About The Valley by Emaar

The Valley opened in 2019 on Dubai Al Ain Road, roughly level with Dubai Outlet Mall and well south of the built city. Emaar sells it on space rather than address. The masterplan carries a 47,000 sqm Golden Beach, a 32,000 sqm Town Centre, a 25,000 sqm Sports Village and a 13,000 sqm children's zone, with townhouses and villas arranged in named clusters around them. Phase 1 is now part delivered; Nara is finished and Orania, Elora and Farm Gardens all fall due between late 2025 and late 2026. Phase 2 adds 200 hectares and more than 4,500 further homes on top of that.

Two things happened here in the year to August 2026. In November 2025 Emaar opened The Valley 3, an extension of roughly 1.32 million sqm across eight clusters and about 1,326 homes, and released its first two villa collections, Ovelle and Avelia. Both are 4 and 5 bedroom villas from just over AED 7M on a 10/70/20 plan, handing over at the end of 2029. Avelia is 139 villas and has sold through; Ovelle still showed six units on Emaar's own list in August 2026. Everything since has been townhouse phases: Virella and Alva.

The price ladder is the part worth studying. Orania townhouses launched from AED 1.53M in 2022. Elva and Kaia launched between AED 2.72M and AED 2.89M in early 2025. On the villa side, Avena opened at AED 4.36M in 2024, and thirteen months later Ovelle and Avelia opened above AED 7M. Emaar's remaining Ovelle units price at roughly AED 1,570 to 1,790 per square foot of built area. That is a heavy move in three years for a district where almost nothing is occupied yet and where no villa at this price level has ever been let to a tenant.

Before you commit

Supply is the risk here, not demand.

Phase 2 alone adds more than 4,500 homes and The Valley 3 adds about 1,326 more, with handovers stacking between 2028 and 2030 in a district that has no employment base of its own. A buyer taking a 2030 townhouse is planning to resell into a window where several thousand near identical Emaar units complete at the same time.

Questions we get

It depends entirely on whether you drive it every day. Downtown is about 25 minutes off-peak and Dubai International about 30, but the Al Ain road is a single arterial and rush hour stretches both figures badly. There is no metro station within reach and none planned in the current Blue Line route. What you buy for that inconvenience is plot size: the Avelia 5 bedroom Premium sits on a plot averaging 8,883 sqft, which is not available at this price closer to town. End users who accept the drive tend to be happy here. Investors underwriting a commuter tenant should be more careful.

They launched together in November 2025 inside the same The Valley 3 extension and are close to identical in product. Avelia is the smaller collection at 139 villas, opened at AED 7.25M and has sold out through the portals, so entry now means a resale assignment with no registered resale history to price it against. Ovelle opened at AED 7,104,888 and Emaar still held six units in August 2026, all of them 5 bedroom between AED 8.9M and AED 13.8M. If you want a direct developer contract rather than a novation, Ovelle is the only one of the two still offering it.

Something is under way, but the paperwork is thinner than the marketing suggests. Property Finder records construction start dates of 1 April 2026 for Alva and 14 May 2026 for Virella, with completion in Q1 2030, and Alva is listed at 196 townhouses. What does not exist is an Emaar project page, a published price list or a confirmed unit mix for either. Portals carry AED 4.37M against Virella 2, which is the same number they carry for Avena 2 villas and hard to reconcile with townhouses that launched at AED 2.89M eighteen months earlier. Ask for the Emaar price list in writing before you place a booking.

Only under conditions, and they are worth understanding before you commit. Emaar generally requires a meaningful share of the purchase price paid before it will issue an NOC for an off-plan transfer, and you carry the 4 percent DLD fee as a sunk cost from day one. On a 2029 or 2030 handover you are holding for three to four years with no income. The bigger problem is who you sell to: your resale competes with the developer still releasing new phases in the same community at the same time, and the developer sets the price.
