The market is not short of options. It is short of people who will tell you which ones are wrong.
New launches every week, each one presented as the one you cannot miss. Almost none of it is a comparison you can act on.
The same unit reaches you from several directions at once, pitched the same way each time. Nobody in that chain is comparing it to anything.
Most advice in this market comes from someone paid to sell one project. That does not make the advice wrong. It does mean you are hearing one side.
From another country you cannot walk the site, read the building, or know which tower two streets away is about to hand over. Local context is the part that does not travel.
Three answers to that. They decide what we take on and what we turn down.
Independence.
The first question is whether to buy at all.
We advise on whether to buy before we advise on what to buy. If the timing is wrong, or the building will not do what you need it to do, that is what you hear on the first call.
Selection.
You get a shortlist, not an inventory.
One person carries the whole file. The same advisor sees the units, runs the numbers and sits at the transfer. What reaches you is short, with the case for each option written down, including the one we recommend against.
Relationship.
You keep the same phone number after the keys.
Questions about service charges, tenants, or when to sell go to the person who wrote your brief, a year later or five. Handing you to an account manager after the transfer would break the only thing this model runs on.
